Rental Resources

  • Each applicant must complete a rental application that must be filled out completely and accurately. We will not process an incomplete application.

    Any material misstatement or omission made on the application whether or not discovered before you move into the building, is grounds for denial of an application or termination of an existing tenancy. Information must be verifiable. If information given on the application cannot be verified this is a valid basis for rejection.

    Every adult that will living in the apartment must provide a current and valid government-issued photo ID. Acceptable forms of ID include a state driver’s license, identification card, U.S. military ID or a current passport.

    A residential tenant report will be obtained on all applicants from RHR Information Services, Inc. 7900 West 78th Street, Suite 400, Edina, MN 55433. Telephone 952-545-3953.

    • A $40 Non-refundable application fee must be submitted with the application.

    LEASE PAPERWORK AND PAYMENTS
    Applicants approved for occupancy will not be entitled to an apartment until they sign all the lease paperwork and pay a security deposit and any rent required at the time of signing.

    Management requires that its lease paperwork and any applicable addenda or rules be signed.

    Upon application approval, security deposit equivalent to 1 month’s rent is required to secure apartment rental.

  • The prior rent must be comparable to the rent for the unit the subject is applying for.

    HOUSING HISTORY
    Applicant must provide the name and last know telephone number of each landlord/property manager for each address for the last three (3) years.

    Chester Properties accepts references only from independent landlords, lenders and management companies. Roommate and family references are not acceptable.

    The refusal of a prior landlord to give a reference or a negative reference will be grounds for rejection of the application.

    Exceptions may be considered for applicants that do not have a housing history because they are first time renters, students, new to the country or due to income and credit reasons.

    CREDIT HISTORY
    Bank and credit references will be checked. An adverse bank or credit reference, any unpaid housing or utility debt, multiple accounts in collection or a high debt to income ratio may be ground for rejection of an application.

    A bankruptcy within the lat 12 months maybe grounds for rejection of an application.

    Insufficient credit history alone will not be a basis for denial of an application.

    CRIMINAL/PUBLIC RECORD HISTORY
    Management will screen for criminal history. An adverse criminal/public record history may be a basis for rejection of an application. The look back period for the age of convictions is such that persons with:

    • A Misdemeanors within 3 years.

    • A Felony within 7 years or some felonies with 10 years.

    • An open or pending charge may be basis for denial.

    Persons that have been convicted of the illegal manufacture or distribution of a controlled substances or households with a lifetime sex offender registration will be denied regardless of the age of the conviction.

  • The relationship between the landlord and a tenant is a business relationship. A courteous and businesslike attitude is required from both parties. Chester Properties reserves the right to refuse rental to anyone who is verbally abusive, is disrespectful, makes threats, has been drinking, is argumentative, or in general displays an attitude at the time of showing and application process that causes management believe we would not have a positive business relationship.

    • 2 Bedroom - Maximum of 4 persons (no more than 2 adults).
